Mit Ihrer Buchung bei The Barn Oakenshaw Ltd (\u201cwir\u201d, \u201cunser\u201d, \u201cuns\u201d) erkl\u00e4ren Sie (\u201cGast\u201d, \u201cSie\u201d) sich mit den folgenden Allgemeinen Gesch\u00e4ftsbedingungen einverstanden. Diese Bedingungen regeln Ihren Aufenthalt in unserem Haus sowie Ihre Nutzung unserer Website und Buchungsplattformen.<\/o:p><\/p>

1. Buchung & Zahlung<\/b><\/o:p><\/p>

 <\/o:p><\/p>

1.1<\/b> Bookings are only\nconfirmed once full payment (or deposit if applicable) is received and you have\nreceived a written booking confirmation.<\/o:p><\/p>

1.2<\/b> The person making the\nbooking must be over 18 years old and accepts responsibility for all members of\ntheir party.<\/o:p><\/p>

1.3<\/b> We reserve the right to\ncancel bookings where payment terms are not met.<\/o:p><\/p>

2. Stornierung & R\u00fcckerstattung<\/b><\/o:p><\/p>

 <\/o:p><\/p>

2.1<\/b> We operate a strict No\nRefunds Policy. All bookings are non-refundable once confirmed.<\/o:p><\/p>

2.2<\/b> This includes guest\ncancellations, early departures, and no-shows, regardless of the reason (e.g.,\nillness, transport issues, weather, or personal emergencies).<\/o:p><\/p>

2.3<\/b> By making a booking,\nyou confirm that you understand and accept this no-refund policy in full.<\/o:p><\/p>

2.4<\/b> In the rare event that\nwe must cancel your booking due to unavoidable circumstances beyond our control\n(e.g., property damage, force majeure), a full refund will be provided. No\nfurther compensation will be offered.<\/o:p><\/p>

3. Ein- und Auschecken<\/b><\/o:p><\/p>

3.1<\/b> Check-in time: from\n3:00 PM<\/o:p><\/p>

3.2<\/b> Check-out time: by\n10:00 AM<\/o:p><\/p>

3.3<\/b> Early check-in or late\ncheck-out may be arranged in advance, subject to availability, and may incur an\nadditional charge. Unauthorised late check-out may incur a charge of \u00a330.00 per\nhour or part thereof.  <\/o:p><\/p>

4. Nutzung des Eigentums<\/b><\/o:p><\/p>

 <\/o:p><\/p>

4.1<\/b> The property is to be\nused for short-term holiday accommodation only.<\/o:p><\/p>

4.2<\/b> No parties, events, or\ncommercial photography are allowed without prior written consent.<\/o:p><\/p>

4.3<\/b> Only guests included on\nthe reservation and declared to The Barn Oakenshaw Ltd may enter or use the\nproperty and its facilities.<\/o:p><\/p>

 <\/o:p><\/p>

The maximum occupancy stated on\nthe booking must not be exceeded at any time without prior written approval.<\/o:p><\/p>

 <\/o:p><\/p>

Day visitors are not permitted\nwithout prior written consent.<\/o:p><\/p>

 <\/o:p><\/p>

The lead guest must provide the\nnames of all adult guests upon request and remains responsible for the conduct\nof all guests and visitors.<\/o:p><\/p>

 <\/o:p><\/p>

A \u00a3495.00 Daily Large Gathering\nSupplement applies where approved day guest numbers exceed 16 persons up to a\nmaximum of 25 guests (no more than 16 guests overnight unless otherwise\nagreed). Also any Special Deal discounts will not apply. <\/o:p><\/p>

 <\/o:p><\/p>

Any person not included on the\nbooking shall be considered a visitor and is not permitted on the property\nwithout prior written consent from the host. Any unauthorised guests or\nvisitors may result in one or more of the following:<\/o:p><\/p>

 <\/o:p><\/p>

\u2022 An additional daily charge of \u00a3100.00\nper unauthorised guest.<\/o:p><\/p>


\n\u2022 Exceeding the maximum permitted guest numbers may result in immediate\ntermination of the booking without refund.<\/o:p><\/p>


\n\u2022 Refusal of entry to the property.<\/o:p><\/p>


\n\u2022 Additional cleaning, security or administration charges where applicable.<\/o:p><\/p>

 <\/o:p><\/p>

The lead guest is responsible for\nensuring all guests and visitors comply with these terms and must provide the\nnames of all adult guests upon request.<\/o:p><\/p>

 <\/o:p><\/p>

The lead guest accepts full\nresponsibility for all charges, damages, breaches of house rules and costs\narising from the actions of any guest or visitor associated with the booking.<\/o:p><\/p>

 <\/o:p><\/p>

4.4<\/b> Smoking is not permitted\nanywhere throughout the site indoor\/outdoor.<\/o:p><\/p>

4.5<\/b> Vaping is permitted\nanywhere throughout the site indoor\/outdoor.<\/o:p><\/p>

4.6<\/b> Pets are not permitted anywhere\nthroughout the site indoor\/outdoor.<\/o:p><\/p>

4.7<\/b> Noise, Nuisance &\nRespect for Other Guests<\/o:p><\/p>

The Barn Oakenshaw is a\nfamily-friendly accommodation and guests must respect neighbouring properties\nand other guests staying on the estate.<\/o:p><\/p>

Quiet hours apply between 10:00pm\nand 8:00am.<\/o:p><\/p>

During this time, noise must be\nkept to a minimum, including outdoor conversations, music and social\ngatherings.<\/o:p><\/p>

For guests staying in individual\naccommodation units (The Barn, The Log Cabin, The Oak and The Residence), hot\ntub use after 10:00pm must be conducted quietly and with consideration for\nother guests staying on the estate.<\/o:p><\/p>

Where the Full Estate has been\nexclusively booked by a single group, guests may continue to use the facilities\nafter 10:00pm provided noise is kept to a reasonable level and no nuisance is\ncaused to neighbouring properties.<\/o:p><\/p>

Any complaint of excessive noise,\nanti-social behaviour, nuisance, smoking in prohibited areas or disturbance to\nother guests may result in:<\/o:p><\/p>

\u2022 A warning being issued
\n\u2022 Additional charges being applied
\n\u2022 Immediate termination of the booking without refund<\/o:p><\/p>

 <\/o:p><\/p>

4.8<\/b> CCTV & Property\nMonitoring<\/o:p><\/p>

External CCTV operates in communal\nand exterior areas for the purposes of security, safety, crime prevention,\noccupancy verification and enforcement of house rules.<\/o:p><\/p>

CCTV does not operate within any\nprivate internal accommodation areas.<\/o:p><\/p>

By making a booking, guests\nacknowledge and consent to the use of external CCTV monitoring. CCTV footage\nmay be used to verify occupancy levels, visitor numbers and compliance with\nhouse rules.<\/o:p><\/p>

 <\/o:p><\/p>

4.9 <\/b>Complaints &\nEvidence of Breach<\/o:p><\/p>

Any complaint received from\nanother guest, neighbour, contractor, cleaner, member of staff or security\nprovider regarding excessive noise, smoking, nuisance behaviour, unauthorised\nguests or breach of house rules may be relied upon as evidence when investigating\na breach of these Terms & Conditions.<\/o:p><\/p>

We reserve the right to use CCTV\nfootage, photographs, videos, witness statements and written communications as\nevidence of any breach.<\/o:p><\/p>

5. Verantwortung und Verhalten der G\u00e4ste<\/b><\/o:p><\/p>

 <\/o:p><\/p>

5.1<\/b> Guests must treat the\nproperty, contents, and surrounding area with care and respect.<\/o:p><\/p>

5.2<\/b> You are responsible for\nany damage or loss caused during your stay, whether by you or any members of\nyour party.<\/o:p><\/p>

5.3<\/b> You must leave the\nproperty in a clean and tidy condition on departure.<\/o:p><\/p>

6. Sch\u00e4den und zus\u00e4tzliche Geb\u00fchren<\/b><\/o:p><\/p>

 <\/o:p><\/p>

6.1<\/b> We do not take a\nsecurity deposit upfront. However, you will be held financially responsible\nfor:<\/o:p><\/p>

\u2022 Jegliche Besch\u00e4digung des Eigentums, der Einrichtung oder der Ausstattung<\/o:p><\/p>

\u2022 Verlust oder Diebstahl von Gegenst\u00e4nden<\/o:p><\/p>

\u2022 Nach der Abreise ist eine \u00fcberm\u00e4\u00dfige Reinigung erforderlich.<\/o:p><\/p>

\u2022 Versto\u00df gegen irgendeinen Teil dieser Allgemeinen Gesch\u00e4ftsbedingungen<\/o:p><\/p>

6.2<\/b> Charges will be made to\nthe payment method used at booking or invoiced directly to the guest.<\/o:p><\/p>

6.3<\/b> Failure to report\ndamage before check-out may result in higher charges and possible ban from\nfuture bookings.<\/o:p><\/p>

6.4<\/b> Additional Cleaning\n& Smoking Charges<\/o:p><\/p>

Where smoking, vaping, excessive\nmess, stains, odours, bodily fluids, excessive rubbish or other breaches of\nhouse rules require cleaning beyond the standard turnover clean, guests will be\ncharged the full cost of any additional labour, materials, specialist\ntreatment, loss of income and any associated costs reasonably incurred.<\/o:p><\/p>

7. Versicherungspolice f\u00fcr betr\u00fcgerische Bildmanipulation und Schadensersatzanspr\u00fcche<\/b><\/o:p><\/p>

7.1<\/b> We photograph and\ndocument the condition of the property before every guest stay.<\/o:p><\/p>

7.2<\/b> Guests must submit\naccurate, truthful photos or videos when reporting damage or making a claim.<\/o:p><\/p>

7.3<\/b> Strictly prohibited\nconduct includes:<\/o:p><\/p>
